Property Maintenance Manager

As our Property Maintenance Manager, you'll have the opportunity to significantly impact our company's success by managing our diverse property portfolio of 550 stores with precision and skill in conjunction with one other Property Manager.
This role will include travel to our various store locations, where no two days are the same, you will have a personable nature and be a strong team player to ensure the effective and comprehensive management of our portfolio, by working closely with a variety of internal and external stakeholders, including Directors, Heads of Departments, and Regional Managers, as well as contractors and building inspectors,
While a trade background is a plus, it's not vital, we truly value an individual with logical thinking, adaptability, and a keen ability to learn but your ideas and creativity will help shape the future of our property team.
Key responsibilities include:
• Efficiently manage day-to-day maintenance for all company-owned or leased properties.
• Review and monitor invoices and quotes, addressing any discrepancies and collaborating with contractors to maintain budgetary compliance.
• Travel to priority sites, perform surveys following planned and reactive maintenance work, and generate insightful reports to guide our actions.
• Identify defects and develop technical specifications from work schedules, adhering to all relevant H&S and relevant regulations.
• Source and select the best contractors for major and minor maintenance projects, conducting competitive tendering exercises as needed.
• Support the maintenance department with repair requests, prioritizing and issuing work orders to contractors while coordinating with the Maintenance Support Help Desk as necessary.
• Supervise all reactive and planned works, ensuring the highest standards of workmanship are consistently maintained.
• Collaborate with external consultants, such as Environmental Health Officers and Building Inspectors.
• Share on-call responsibilities with the lead property manager for escalations outside of normal office hours; this isn’t very common, ensuring prompt and efficient response to urgent maintenance situations.
• Tackle any other ad hoc duties as required, demonstrating your flexibility and dedication to the team's success.
The ideal candidate will have:
• Previous experience within a commercial Property Maintenance function
• Trade background preferred /Knowledge of building systems and maintenance
• Working knowledge of Health and Safety and environmental legislation,
• High degree of flexibly to travel when required
• Strong organisational skills to handle various tasks simultaneously
• Ability to prioritise and be capable of working independently
